First-time buyers continue to play a vital role in keeping the UK housing and mortgage market moving. Despite affordability challenges and wider economic uncertainty, many are still determined to get onto the property ladder. More first-time buyers are now looking beyond traditionally expensive areas and turning to regional markets where homes offer better value for money. In London, many are also rethinking their budgets and focusing on lower-priced properties to help manage stamp duty costs and rising day-to-day living expenses. Alternatively lenders are now offering product with even smaller deposits. There are lenders that will provide a mortgage with £5000 or in some instances no deposit at all.
According to research from the Building Societies Association, almost half (47%) of prospective buyers have never spoken to a lender or mortgage adviser about their borrowing options. Even among those who have previously sought advice, 46% had not done so within the past year. As a result, many potential buyers are effectively ruling themselves out before fully exploring the range of products and schemes currently available.
Encouragingly, when participants in the same study were shown mortgage products requiring smaller deposits, 67% said they could purchase sooner than expected. This underlines the growing importance of both government-backed and lender-led first-time buyer initiatives, alongside the value of professional mortgage advice.
Alongside product development, lenders are continuing to invest in technology and operational improvements to simplify the mortgage journey for both brokers and clients.
Advisers therefore continue to play a vital role in helping borrowers navigate affordability challenges, understand the products available and identify the most suitable solutions for their individual circumstances.
Looking ahead, the outlook for the first-time buyer market remains positive.
